Septic System Inspections for Realty Sales


If you are a realtor or home owner selling a house, it's wise to have a “trained/qualified” expert inspect the septic system. Even though, it's not technically 'required' by the H.Dept. any longer. This professional should be hired AFTER the regular 'home inspection' has been completed. We here at AAA Thompson's Septic Inc, in Pace, have been trained by H.Dept. to do, both, the septic ½ of the inspection AND the COMPLETE system inspection (including the drainfield portion). Our team will help you understand the condition of the system at the time of inspection.

Complete Septic System Inspection Includes:

1. Locate Septic System. We'll attempt to locate the tank(s) and drainfield for a proper inspection. We search for any exterior signs of 'possible pending failure,' such as extra lush vegetation over tank and/or lines, ponding, or biomat being present.

2. Septic Condition. In a properly functioning system the liquid level
should be at least 6”-8” from top of tank without evidence of previous high levels. Inspector will pump the tank, so we can identify any visible issues: whether or not there's a bottom, cracks, root intrusion, etc.

3. The Drainfield. This part of the inspection is done with mild probing over and next to drainlines.

4. Map System with Flags. Blue flags will be on corners of tank(s) and white flags over drainfield. Customer can take pics and have a permanent 3D representation of system. Helping to prevent problems by driving over, building over, digging over, etc.

**While an inspection is not a guarantee of future performance,it does reveal valuable info about the system: the number, type,size, and condition of tank(s)& the type, approximate amount of drainfield, along w/ apparent condition of said lines.
